Hello,My husband and I are currently house hunting, and we've decided to move to Kingwood! I know there are several villages in Kingwood, but I don't know much about any of them. Our maximum budget is $300,000, and most of the houses we've found that we like are in Greentree Village. However, there's one that we're interested in Sand Creek. We're also interested in other villages, but we don't know which one is best. We're both young professionals in our mid-twenties. We don't have any children yet, but we're planning to start a family in the next year or so. We don't mind older homes (obviously), but we would like the house to be updated at least somewhat. I'd appreciate any information on any of the villages. Thank you! 4951

Welcome to Kingwood, all the villages are nice, but good luck on a home that's already updated. With your budget you do better buying a newer home within Kingwood. 4951

We adore Trailwood. We bought a home that was priced about half what our previous home sold for and loving the small payments. The house had recently been renovated, and that was a big deal for us. I wasn't interested in living in a construction zone for several months. I love the more forested look and feel of Trailwood. 4951

@growingupgauche: First of all, welcome to Kingwood & KDC! Emoticon I know that most all of us are happy to be in KW. The commute isn't bad compared to other places around Houston, the schools are great, and overall it's an awesome community. I live towards the front in Lakewood Cove. It's a very small subdivision, and we love that it's closer to the highway. Good luck on your house search. Emoticon  4951

@BBQguy is right... one thing to consider is your village's distance from Hwy 59. Starting from the back of Kingwood to 59 it can easily take 20 minutes just to get to the highway, longer if it's a high traffic time of day. And yes... welcome to Kingwood!  Emoticon

I'm in South Woodland Hills so I will heavily promote the village but I also like the homes in Bear Branch. I am a yard lover so the bigger yards are good for me. 4951

Bear Branch has a Spanish immersion program for gifted students.  Not my cup of tea (rather my kid learn a different language) but many people move into Bear Branch for that. 4951

@growingupgaucheMy neighbor down the block just listed her house in Trailwood yesterday, not on the internet yet even!  Listed way low in my opinion...4/4/2 for $230K  beautiful home in the nook of the cul da sac.  MLS 54237435, listed with Kathy Ward 713-854-2727.  No joke this house will sell in less than a month so call yesterday! 4951

I think you might find good buys in Fosters Mill.  We bought a home in need of TLC about 18 months ago and are very happy.  We don't have children at home, but there are many in our neighborhood of all ages.Good luck! 4951

I live in Greentree Village and have been very happy here.  I don't think you'll be disappointed in any of the Kingwood villages.The northwest corner of Kingwood is actually in Montgomery County versus Harris County, so it is under the New Caney ISD instead of Humble ISD.  They also pay different property taxes.  From what I've heard, there's not a significant difference between the two  I just thought I'd mention this because some people don't realize it until after they move here. 4951

I like Forest Cove. Below are my thoughts.Pros:-It is very close to 59 so you can get on the highway in a minute or two without ever getting near Kingwood Dr. -The lots are much bigger and more mature, at least in your budget range, than the "Real" Kingwood houses.-The HOA is pretty layed back.Cons:-Not really part of Kingwood so as of right now no access Kingwood parks. (If we can get some more younger owners we can change this. KSA wants us to join.)-Houses are older-The HOA is pretty layed back.Being a older subdivision there are a lot of gray hairs in Forest Cove and they control the HOA. They do not feel that the cost to join the KSA is worth it. As the average age of a home owner moves down I hope we can change that. Also be careful some areas of Forest Cove are in a flood zone.JJ 4951
