My husband and myself just purchased our first home in Tavola. It is new construction and the builder is providing an inspector. I don't trust that so we are providing our own. Can anyone recommend a good inspector. I know nothing about buying a home so any other advice would be welcomed. Advice of how to care for a new yard, seal tile, seal granite and lawn equipment we will be needing too in the near future so feel free to give advice on this too. Pretty much anything. We are almost clueless at home ownership. 4951

Lawn mower, weed eater, clippers, hedge shears, blower, broom, all depends on the yard but those are the basics.  They make special stuff for granite.  You can get it at Lowes and Home Depot. I know people who do nothing to their granite.  Have never found anything outstanding to seal tile (I was assuming you were talikg about the grout). i use Krud Kutter to clean the grout but I am told that Woolite spray foam carpet cleaner does a good job.   Since it is new construction you really need someone with a keen eye who can do a punch list.  This does not have to be a licensed inspector, just someone with an eye for detail.  I did the punch list for a couple of friends. 4951

If it's an option take the landscaping allowance. We found that the bushes and trees put in by the builder are sad. We've always ended up tearing them out. Grout and granite sealer are sold at Home Depot/ Lowes. We like Kirk at Home Depot in Porter- he works in flooring. Grout sealer is easy but time consuming- a small artist brush ( like at Hobby Lobby) dipped int the sealer is best for grout. Hiring your inspector is a good idea as is you personally showing up every day on site. Get yourself educated and involved in the building process. We caught our builder ( in Ohio) cutting some corners. We've remodeled most of our home here and I just can't believe the crappy construction methods behind those lovely walls. Everything these days is built for external looks Not internal integrity 4951

By all means get your own inspector. The best in the business is Brian Grimm, Thorough-Fair Home Inspections, 713-504-2768. Call him and ask for a bid. He will find everything and he is working for you. Don't even think about the builder's inspector. You need to be protected by someone who is working for you. 4951

Make sure you water your new sod/grass often or it will die. Keep the soil level of your garden beds below the bricks/wood to help to keep termites out (against the foundation is ok). When we bought a new home, the builder gave us a notebook with how to care for instructions for the flooring, cabinets, etc. from the manufactures - that was helpful. Hopefully you will get one too.

@rugburn: I can't recommend any inspectors, but echo the need to have an independent one. It will be worth every penny in the short and long run.

@rugburn, I mentally thank your post a million timesEmoticonWe thought since our builder was a custom builder, who we had worked so closely with, we could trust them.  We were idiots.After finding several issues, and calling to get them fixed, with no results.  We had to hire a lawyer.  It was amazing how fast they they got the issues resolved. If I ever build again, I will consult with the local lawyers and use the builder than has been sued the least.  lol
 
@Fallon: Guy behind me built a house and became buddies with the builder....partied together, etc.  The house took forever to build and it was a POS.  They had problems for years.

Is there an independent contractor or other knowledgable person that someone can hire to keep the home builders in line while building a new home?
 
I want to build a new home in the future but I don't know anything about doing it right. So, even if I watch their every move I wouldn't know if they were following protocol or cutting corners.

If that is the case @foxymama, you hire a custom builder to be your general contractor.  David Weekly is who I would use if I were to ever build a home here.  Wonderful reputation, and his home designs are excellent.  Never ever even remotely be the general contractor if you don't know what you are doing.  Time is money, and if you don't have the trades lined up, and you know they will be on time, you are going to lose your shirt.I know enough trades locally that I could build a house, but there isn't enough money on this earth to make me want to do it.It is a massive pita.  Even knowing the people you need to hire.  My dh would build again in a minute, I hope to never go through that process again.  To me it was a nightmare.  I was the one that had to be there daily, and correct the mistakes.   God awful isn't a close enough description.  And we had a detailed contract, and a custom builder.  I can't imagine doing that again.  I'd rather spring clean in hell.
