The HOA fees in Kings Mill are getting out of hand. It goes up every year. I bought my house 2 years ago and was told the HOA fees were $450 a year. It has gone up twice, in 2 years, and now it is $580. The letter they send out each year to say "stick em up" gives me the impression that they find it necessary to raise our costs due to more homes being built or more residents, or some such, but every new home gets held up for a big fat fee so that excuse doesn't wash. They'd have less money coming in if there were fewer people to gouge.

It is expensive to live in Kingwood with these property taxes and HOA fees. There's no recourse, right? If anyone knows any cool tricks for conscientiously objecting or starting a rally against highway robbery, let's hear it. haha

I'm sure other neighborhoods have it worse. 4951

I feel for ya. I don't see my HOA do jack squat except send out letters and demand payment OR ELSE.I live in Oakhurst and my dues went up 15% this year, as stated to refinish the community pool. A pool I'll never lay eyes on, let alone swim in.The abandoned house adjacent to my lot has weeds over 3' tall in the front yard and the HOA hasn't mowed it in over 6 months.Thanks for reminding me to call CAM and scream at them, its been a  couple weeks. 4951

I remember getting a letter from our HOA, after the drought, that ours in SWH were being raised until they could replenish their funds, after having to spend a lot of cash to cut all the dead trees down...wink, wink. Apparently that's taking longer than expected because I haven't see a decrease. Surely they wouldn't just leave the increase in place in hopes of everyone just forgetting that letter, would they? Nahhh.... 4951

@turkeytrax: You forgot to mention the price of water. It is outrageous what the COH charges for water...

You're right! My water bill is ridiculous. I know this isn't my forever home, because there is apparently no cap on what people can charge me for water and HOA. 4951

@turkeytrax: Do you attend the HOA Meeting? Because the HOA can't increase rates from a vote from with in...It only happens if they have members attending the meetings and it was put up for a vote by HOA board and those who were there vote it in. I hate the HOA and I attend the meeting to make sure that **** like don't get passed... they hate me when I attend because before I go I eat whole can of beans and let it blow!!!

we lived in KIngs-Mill for 6 years & when we 1st bought our home there the HOA fee was $325.00in the 6 years we lived there it went to $500. a year . We sold the house & moved . We will never live where there are HOA fees again . They do nothing & keep raising the fees . I feel for anyone that has to live in an HOA community . They say it's safer & it improves the neighborhood . We live in an HOA free area , there are some HOA's in the area but ours is not one of them . Ours is kept clean by the neighborhood , we all cut our grass & keep our homes up. The homes in our area range from  $150,000. up to $1,000,000.  but the lower cost homes are kept up just as well as the more expensive homes . It's called pride in your neighborhood & we do not need a 3rd party telling us when to mow or rake or paint .As soon as a house goes up for sale in our area it's sold in a matter of weeks or less. Why ? because it is not an HOA run  area & it is convenient to shopping & the interstate . My advise is if you do not want to  live in an HOA run area "GET OUT " , go where you are the boss of what you buy not someone else. Why pay someone else to tell you when to mow or where to set your trash cans. 4951

@turkeytrax:
Kings mill resident here too..I think it is a bunch of bs! I would like to attend an hoa meeting but never know when they are so I can tell them how they could reduce their costs. Like for starters how about not running the sprinklers while it's pouring down rain?

My DH and I both owned homes in HOA restricted neighborhoods. Knowing we both wanted to retire to the country, we looked forward to finding our little piece of paradise in an unrestricted area. Not having to worry about dues, restrictions and strict enforcement. Guess what? We looked at many homes in the hill country and the only acceptable ones we found were in restricted communities. It's a double-edged sword, for sure, but I'll take this over worrying about my home being devalued because of my neighbors choice of paint color, decrepit mobile homes, cars up on jacks, and meth labs frequented by low life druggies. I did that once in Crosby....and it isn't fun. 4951

My daughter lives in an area w/no HOA. The houses are as close as ours here in Kingwood. Cletus moved in next door, and promptly paved half of his front yard for all the giant pickup trucks to park there, plus added a flimsy tin carport right next to my daughter's bedroom windows where people sit and cars get worked on, etc. My daughter is in the process of building a new house in the same town, but there is an HOA, she made sure of that! Thank goodness the one she's in is a rental! 4951

Sniping those greedy bastids with your deadly bean air!! I haven't been to any HOA meetings, but I might go to the next one if I can to see if I can help prevent further raises. I wish my salary went up at the percentage rate these HOA fees go up.

@WJo:

Agreed! I think I'm going to stick around for a while longer because I love my house and I think the property value is going to increase a good bit in a fairly short time with the Exxon thing happening. I plan to sell when I think it's financially advantageous and I'll be looking in good neighborhoods with no HOA. I also dislike this Mud district water situation. It's weird and expensive. 4951
