Atascocita.com folks were talking about the construction going on over there so I decided to go take a peak. These pictures don't do justice for just how large and area of land has been cleared away. You could probably fit 4 of those target shopping centers that are across the street inside it.

@Drekonix: when the new costco opened i met the guy in charge of building them. he told me there were no other costcos planned in this area

@BooBear: At this point it's extremely unlikely that they have a contract with anyone. That process comes once construction starts and they have something to show companies interested in long term lease anchoring the retail spot.

It's frustrating to see developers clear-cut a wooded area, but that's business.
 
@Retired_Engineer: in many cases, it is cheaper to clearcut it and then plant trees rather than work around the native trees. and unless it is required, they often don't plant native trees back but rather use the cheapest trees they can to fulfill green requirements.

@Drekonix: costco doesn't lease...costco buys commercial land and builds. that gives them fixed costs and no shared revenue stream

@ProblemAgain:  Yeah, I realize that.  That's why I said "that's business".  It's usually far too difficult to lay out a construction plan around existing trees.... and then you don't know how old those original trees are.  It's more profitable to clear-cut and then plant a few token trees wherever the plan allows.  I understand the business side of it, but it still frustrates me to see large clear-cut plots of land.  I've always loved wooded areas.

@donnatella: it also depends on the requirements imposed by the governing agencies to issue permits. some are slipshod and let developers do whatever they want. others require trees of a particular type and a ratio of trees to area so you have more shade and less impact on the area from the concrete and blacktop retaining heat . in addition some agencies impose those terms in a long range fashion and also require them to replace any trees that die with others so as to maintain a shaded parking lot etc
