I saw briefly on the news today, that Kingwood Housing Market is ranked 3rd in the City of Houston area, where the average price of the houses have gone up 40% every year for past 3 years. Now I know why my taxes have doubled in past 2 years.Did anybody else see this?I would like to know HOW????? Kingwood is expanding, but not to the extent that they make it sound like. Where are all these supposed new houses being built? 4951

I hope that is a good thing since I am trying to sell a house.  I bought in 1996 for $74,000 and my realtor is now going to list it at $120,000.   4951

We sold our house in HR last year for above asking price in 12 days.  We already had a house we were purchasing in BB or we'd have never even listed.  We've had a few different friends try to buy in the last year and have ended up in bidding wars above asking price.  Definitely a seller's market right now. 4951

That's music to my ears. Getting ready to sell my Bear Branch home. I looked at HAR.com today there are 6 homes in BB on the market, 5 are pending! 4951

My wife and I had a hard time finding a house when be bought one year ago. It's a real seller's market in Kingwood. Some houses would be on the market for days. Every house we bid on, we lost to an investor who was offering cash.It was explained to me that Kingwood is a great place for rental houses because of the location and school district. 4951

I think the real estate values will keep going up around here because we have Exxon and that theme park coming and so much other stuff happening right around here. I'm so glad I bought a house here! I'm going to sell it one day when the profit is nice and high. 4951

The last few Estate type sales we have done in Kingwood the homeowners have been a a HUGE rush becuse the home sold so fast.  The one we just picked up sold in a week for 18k above asking.... 4951

We just bought in BB in May and it was very stressful as a buyer. We were under contract on one house in Woodstream - the owner was desperate to sell (already moved out of state) and was way overpriced. We agreed to, basically, the asking price. However, when it came down to negotiating over the inspection, he wanted to fix nothing and so we walked. The house ended up selling (no idea at what price) but was on the market for 6-7 months by the time it sold.
 
The house we bought in BB had 4 offers on it the first night. We were the 2nd highest (offering $10k over asking). We lost. Fast forward to 8 days later and it was back on the market. We went back offering $7K over, were once again one of 4 offers, and thankfully the owners must have recognized that we really wanted the house. We had the proof of financing and the wife ended up looking me up on FB to learn more about us. After talking to our realtor, they decided to accept our offer. So, in the end, it was meant to be.
 
I'm hoping this trend continues over the next 10-20 years so that we can make some cash off the house then! lol 4951

But we knew that they had multiple offers in less than 12 hours of it being on the market and we were the first offer in at full asking. We didn't see the issues until the day of closing...otherwise we'd have asked for a carpet allowance at the minimum. They sure go fast and I'm always looking on either realtor.com or Har to see what is going on in KW.  4951
