My wife and I are thinking of moving to Kingwood next year after we sell our beach house near Galveston.  we are looking for a home in the $150K - $200K range.  Can some of you give me some feed back on these neighborhoods with regards to the following:  crime/security, nitpicky HOA, traffic, general liveability. The neighborhoods I am interested in are:  Elm Grove, Mills Branch and Woodland Hills. Thanks 4951

@CowboyEngineer: Welcome! All those are nice neighborhoods. Generally, the further back you get, the more traffic you'll encounter during rush hour, so you might want to take that in to account...so, for example, your commute from Mills Branch would be a lot longer than from Woodland Hills. Crime is going to be pretty much the same in each of those areas, with minor variations...all of Kingwood is pretty safe. We have a good group of people here -- hope you'll stick around!

Have you considered Oakhurst?  Different school district so that would be a consideration if you have children.  I think the taxes are lower too!  Good luck with your search! 4951

There are a lot of choices in that price range. Mills Branch is quite a bit newer than WH or EG. There are some newer ( 1990's +) homes in the back of Elm Grove. I think there is a street or two back there where you are actually in Montgomery County, which would lower your taxes, car insurance, homeowners insurance, etc.

Bear Branch... Easy to get to the back of Kingwood or Atascocita but you're upfront Kingwood & can use either Kingwood Dr. or North Park to get to the freeway in a matter of minutes.  Very centrally located. Plus if you have kids in grade or middle school, they are really close by.
 
Also the part of Hunter's Ridge off Woodbridge.  4951

@CowboyEngineer - do you have children in school? That is an important factor in picking a neighborhood. Also, be sure to check if a high proportion of the homes on the street you look at - are rental houses. 4951

@CowboyEngineer: I'm in Mills Branch and love it.. One of the safest of the Kingwood Nieghborhoods...  The neighborhood pays for HPD officers to work the neighborhood on the weekends so kids and crime seem to go elsewhere.. Good luck !!!

Look in Kings Mill off of Northpark. It's Montgomery County (less expensive) and the homes are brand new and absolutely gorgeous! The neighborhood is extremely well-kept. You'll regret it if you don't at least check it out before you buy. Good luck! 4951

Look in Kings Mill off of Northpark. It's Montgomery County (less expensive) and the homes are brand new and absolutely gorgeous! The neighborhood is extremely well-kept. You'll regret it if you don't at least check it out before you buy. Good luck!
 
@topcat: Yes, Kings Mill is pretty nice but the lots are small. It's pretty centrally located and close to 59. The only reason we didnt by there is because I wanted Kingwood schools.

Small yards for the empty nesters! It's perfect for the OP. I returned to KW from Huffman so the kids could have the benefit of the schools here. I am very happy with my choiceEmoticon

Having lived in Kingwood for 25 Years and having lived in both Elm Grove and Hunters Ridge I would say go with Hunters Ridge, the homes are newer and nicer. It's a slightly more reserved community so it's always seemed quieter than the other two in my opinion. Elm Grove and Woodland Hills both have apartment complex's built into them which draws slightly more crime. 4951
