I guess if I'm going to start this home search I should start with a good real estate agent.Any suggestions on good ones or ones to avoid? 4951

I've used Pat Ables and was very happy. And if I may suggest one other thing, make sure you visit with a realtor before making a decision. What's good for one person may be awful for you. 4951

interview 3.  Find one that is a bulldog. One that has a good eye for poorly taken care of homes. Sometimes a quick cosmetic freshen up will hide warning signs. (Our purchase is a prime example) You don't see the $$$$$ until your in the house.  One who looks at homes with your best interest in mind. NOT THE COMMISSION. I want someone who talks me out of something vs trying to turn me onto a house. I had the best realtor in Atlanta. She would take two looks at a house and if she saw anything wrong she'd say "nope, this house hasn't been cared for, lets go"  4951

I want someone who talks me out of something vs trying to turn me onto a house. I had the best realtor in Atlanta. She would take two looks at a house and if she saw anything wrong she'd say "nope, this house hasn't been cared for, lets go"

A good way to do that is to schedule a showing of the same house with 3 different realtors.

And when you get to the house, look at how they've taken care of other things too. Such as the lawn, cars, etc... 4951

ThanksI agree and I'm usually pretty good at spotting things. I guess it runs in the family my grandfathers were builders. My only thing is I don't want to be paying extra for cosmetic upgrades i can do myself. Its fine if the house is outdated as long as it was built right, insulated, electrical done well, roof, windows and exterior maintained. I if I can save money redoing the kitchens or bathrooms I am all for it. But I don't want to have to put a new roof on or deal with termites. Like my grandmothers house built very well well maintained but the kitchen and bathrooms are out of the seventies.  4951

@mjcboat: just my opinion, but some of the older homes (like Sherwood Trails, Elm Grove, Trailwood, etc) were built before builders started cutting corners. Since you're handy with some projects, I'd seriously consider them over new construction. I worked in a master planned community and saw many unhappy buyers of new construction. Yes they've got lots of bells and whistles but many builders take shortcuts that affect structural quality. Foundation issues, inferior drywall, insulation, etc.

Thanks!! Perhaps the best advice I've heard.  I have seen first had the problems of cutting corners and that's something I am afraid of. When your cranking out alot of homes they tend not to put in as much care. 4951
