We're still in Wichita, KS getting my DH's house ready to sell. Our realtor had her stager come visit yesterday to suggest changes. Among them were two items I'm struggling with and I'd like your opinions, KDC'ers.
1) She suggested rearranging the LR furniture to make it appear more 'open' as you walk in the front door. When we do that, there is no room for the TV. She said that didn't matter. Do you think buyers will be turned off when they see no place for the TV?
2) She said 'everything' off the kitchen counter, including the microwave. Who can do without a microwave anymore? Do you think that'll turn off buyers?

I gotta say I agree with the realtor.  They know what they are doing I watch a lot of HGTV and this is very common.. ESPECIALLY the kitchen counters...  When people look at your kitchen they are thinking COUNTER SPACE not microwave.. If anything a microwave on the counter just points out the fact that there is not a built in..   Good luck !!! 4951

As someone who is purchasing a house right now.... The house we are buying is not lived and is staged. There is no tv in the staging. DH and I have discussed where we will put the darn thing and how we will arrange the room, but it did not deter us that the current layout does not include one. However, during inspection, I did look to see where cable hookups were so that we could think about it before moving. As for the microwave, I didn't even realize that the kitchen does not have one, until I read over the seller's disclosure. After going under contract! During inspection last week, DH and I took our time and walked around the kitchen and, with the inspector's thoughts too, have figured out where we can put one, that does not require using the limited counter top space we have. So, no - following the realtor's advice will not deter future buyers. I bet most prospectives will not even notcie. 4951

I would trust the advice of the stager and realtor.  Their jobs are moving homes and making them the most attractive possible.  We all have our personal preferences but you have to look at it from a professional view and now a personal view.

Not sure about the stager, though, since she/they generally put their own slant on things based on their personal decorator preferences. But they certainly know more than I do, so I guess we'll follow their advice. 4951

@Love2Run: I would have to disagree a bit on that.  The stagers are very in tune with the latest in decorating trends, what customers want to see in model and staged homes on the market.  I know one, in particular, in our general area, and her home is decorated completely differently than what she does for home on the market.  She does not let her personal preferences get in the way of what is needed to see a home.  I'm sure there are good and bad stagers, just like in every profession, but still, I would trust them.  4951

I would agree with the realtor.  And as for the TV, ditch it.  My husband and I have been in our house for over 3 years now.  When we looked at the home the owner had TV's in several rooms.  When we moved in we didn't want the TV anywhere she had one previously and ended up never evening putting one in!  So I would say the TV isn't a big deal.  More and more people are going without one any way.  And as for young home buyers like myself, we planned on one in the bedroom only but never even did it, so I would say it doesn't matter. 4951

@herron1345: Thanks! And we plan on moving back to Texas - somewhere on acreage. We'd prefer the hill country area but it's very pricey!

I totally agree with the realtor and stager.  The goal is to sell the house.  They know what the buyers want and what the trends are.  When I saw my current house online, I could not get past the big heavy red and gold upholstered furniture.  It was garish with the heavy formal drapes. It took the owners a while to sell the house because they had faux paint on the walls and even the cabinets everywhere.  They had glued gold ornaments on the cabinets.  Finally, they painted most of the rooms neutral.  My husband said look at it again.  I saw that they had repainted and removed the ugly grandma looking furniture.  When I finally flew to Texas to see the house, I loved it!  So if the house looks tired or needs updating, you could lose a sale. 4951

I staged my own home in KW without help from a professional. My microwave was on my counter and the TV was mounted on the LR wall. I did de-clutter and keep it spic and span, though. And made sure the yard was manicured and looked nice. It sold within a week. But the market in KW is totally different than in Wichita, I realize, especially in the low price point. They're snapping up houses in Sherwood Trails as soon as they go on the market. 4951
