Hi,We are in the process of relocating to Houston, TX from the Boulder, CO area.  After many hours of research we are excited about Kingwood.  I am hoping this forum can aid us in deciding on a great area within Kingwood.  We are moving end of May and have to do a very quick home search (within a few days be under contract) so any thoughts and suggestions on specific neighborhoods and schools would be appreciated!  There is only so much you can research online, unfortunately.We have a 2nd grader and Kindergartener for the Fall so schools are extremely important.  Also looking for a max home purchase price of $250k.  Hopefully that will help identify certain neighborhoods!  Feeling very overwhelmed at the moment but excited for the change!!Many thanks for your time!!Kelly 4951

I would sell you my house,, but I have a high school kid, and need one more year.my kids went to Bear Branch elementary,,, GREATKingwood middle School - GREATKingwood Park High School - Fantastic... warning to living in Kingwood,,, traffic suckstaxes are horrible  (Harris County)HOA's are hit or miss,,, mine is good. Bear Branch,, they take car of things and don't bother us.   4951

Some thoughts.The real estate market in Kingwood is very tight.  You may need to rent a place for a while. Get a home on a side street or one of those U shaped streets.  People can drive VERY fast along other streets.  With little kids you want a safe street.Join a swim team in your local neighborhood. 4951

by tight, I mean inventory is limited.  But not expensive, compared to Boulder or most places.You'll get a LOT of house for 250 in Kingwood. Might be amazed. 4951

@KellyFitz:  Each village in Kingwood has a price range.  Check out the Community Guide on this website.  Basically all the schools in Kingwood are good.  Welcome to Kingwood! 4951

Odin,Yes, we are shocked at the houses we see listed in our price range.  Surprisingly you have way more inventory there than here.  I guess it is all perspective.  Here in the Boulder County area, there MIGHT be one home for sale in one neighborhood.  Prices have gone up about 25-30% this last year and homes are under contract within 1 day of listing because of how limited the inventory is; most buyers get into bidding wars.  2 years ago there were 30 homes for sale in our price range in our area alone.  Right now, 4 and they are ones that use to sell for $100k less!  Crazy!  4951

@KellyFitz: WOW!Ok, compared to years past the inventory is tight.  EmoticonGuess I'll scratch Boulder off my possible relocation list.  I still have Portland, Seattle, North Dallas, Austin and anywhere in the EU on my list.

Keep in mind that there is really only 2 main ways out of Kingwood in the morning.  NorthPark and Woodland Hills.
 
If you buy in the back of Kingwood it could take you 20 minutes on a good day just to get out to the highway.
 
We currently rent in North Woodland Hills and have been in the same house for 5 years.  Alot of people frown on the fact that North Woodland Hills has alot of rentals but we like it.  I wish I could buy but we are not able to at this time.
 
I've heard that Bear Branch and South Woodland Hills are very nice.  My DD will be in 4th next year and loves her school.   We have had no issues there and I really have not heard any complaints.
 
From what I hear - Kingwood Middle School and Kingwood Park High School are excellent schools.

There are actually three main exits from Kingwood, including West Lake Houston.

Welcome to the forums and soon to Kingwood.Actually, you may want to look at Oakhurst or Auburn trails.  It is literally the next exit up from Kingwood.  New houses are going up like crazy and you would be able to build what you want.  According to your price range you wont have any issues finding a very nice home for that.  Schools...we don't have kids but my wife has been working in New Caney ISD for the past 10 years and she would never leave.  Access to the freeway is 30 seconds from my house.  We dont have all of the congestion but do have all the access.  When we moved from the back of Kingwood, I added 5 miles to my commute and took off 30 to 45 minutes...yes Kingwood Dr, Northpark and 1960 can be that backed up during rush hour.  We love our house and neighborhood.  Schools close by are very good and everything is growing.  Just my opinion. 4951

250K might be tight in Kingwood unless you choose an older home or one that may need some renovation. There are some with newer subdivisions like Woodspring Forest or Kings Mill. Make sure that the realtor you use checks the schools because some may be zoned to New Caney even if it's in Kingwood (example King's Mill). Good Luck and welcome to paradise! 4951

WE moved here for the schools...  I have had fantastic experiences with Hidden Hollow Elementary, Creeekwood Middle and Kingwood High School.  LOVE the area, greenbelts, trees, and parks...  The traffic is not as bad as some think IMO -   A little rought at peak times  - most of the time I can make it from the back of Kingwood to the front of kingwood in 10 minutes.. Good luck !!!!    As for neighborhoods 250k and under    Greeentreee, Mills Branch are both nice... There are many though.. Go to HAR.com and seach 77345 and 77339 -  Good luck !! 4951

@GoldenGirlI live in the back of Kingwood and it takes a lot longer than that.  Around 1:00 or so it gets very backed up around Woodland Hills.  It is about eight minutes just to get to Kingwood Center. 4951
